DOCUMENTATION IS THE STANDARD

Chain of title, full assignment history, recorded lien verification, and servicer payment records are required on every transaction. If it cannot be documented and verified, it does not qualify. No exceptions.

FIRST-POSITION LIENS ON REAL PROPERTY

Heritage acquires notes secured by recorded first-position liens only. No second-position notes. No unsecured paper. The collateral position is verified at the title level on every transaction.

THIRD-PARTY SERVICING REQUIRED

Every note acquired by Heritage is serviced by a licensed loan servicer. Servicing must be active at the time of acquisition or transferable to an approved servicer at closing.

PERFORMING NOTES ONLY

Payment history is verified through third-party servicer records before any acquisition moves forward. Current performance is confirmed, not assumed.
